MLS Not the only source.

As we all know, big data and averages, big-picture opinions, and forecasts can be dead wrong.

I trust my MLS, but I am aware that it is not the only source of inventory. And you should know that too.

*For sale by owners are not always listed on the MLS but they are on the market.

*New constructions are not always listed on the MLS but those houses are currently listed for sale directly from the developer. They even provide financing incentives to buyers and 5 + % commissions to buyer’s agents.

*Tax deeds and foreclosure are not listed on the MLS, but they are most certainly selling every month.

By the way, here is a list of properties that went to auction in Broward County,FL.

There are 24 properties scheduled to be auctioned in September, and 37 in October, unless the sellers redeem their property tax balances, we all hope they do. HERE

Also, this is a perfect example that there is no relationship between the List Price and the Selling Price.

What I am saying is that we do not always, always have 100% accuracy in numbers. But we still have to make a decision. Right?

I do not know how you are. I know how I am.

If I am 70 % + certain, I will make a decision.

I know MLS does not represent 100 % of the real housing inventory. But I trust it represents a good 90 to 95 % of it.

It is for this reason that I monitor our MLS inventory.

The expertise, insights, and knowledge of a local expert with daily boots-on-the-ground knowledge and access to current, daily, weekly information is not valuable....it's INVALUABLE.

HOUSES

358 Homeowners put a FOR-SALE sign in their front yard this past week

The week prior there were 363 houses listed

154 Homeowners exchanged keys with the new buyers! and change address in the last 7 days

The week prior 183 Houses closed.

210 Homeowners changed their minds or something happened. They either

canceled, withdrew their homes from the market,

they took it temporarily Off -Market,

or their listing expired and they did not renew yet.
